One trend I've noticed while helping investors buy short-term rental investment properties in St. Louis is that many don't start seriously looking until October or November. By then, they're racing the clock to close before year-end, hoping to take advantage of potential tax strategies like bonus depreciation, cost segregation, and the STR loophole.

While I'm not a CPA and always recommend discussing your tax situation with a qualified tax professional, timing matters. Waiting until the last few months of the year can leave investors scrambling to find the right property, complete inspections, negotiate repairs, furnish the home, and get it ready to generate income, all under a very tight deadline.

Buying the Property Is the Easy Part

Many investors think that once they close on a property, the hard part is over. But that's actually when the real work begins.

A successful short-term rental doesn't happen by accident. Before your first guest ever checks in, you'll need to complete inspections, negotiate repairs, coordinate contractors, furnish and decorate the home, install smart locks and security devices, stock the kitchen, photograph the property, create optimized Airbnb and Vrbo listings, establish a pricing strategy, and build a reliable team of cleaners and maintenance vendors.

If you're trying to accomplish all of that after buying a property in October or November, the timeline becomes incredibly tight. Contractors are busy, furniture shipments get delayed, and suddenly you're racing against the calendar instead of making thoughtful decisions.

Why St. Louis Makes Sense for Short-Term Rental Investors

There are plenty of places where you can buy a short-term rental, but I believe St. Louis continues to be one of the most overlooked investment markets in the country.

Compared to many popular vacation destinations, St. Louis still offers relatively affordable purchase prices while benefiting from diverse, year-round demand. Visitors come here for Cardinals and Blues games, concerts, conventions, hospitals, universities, weddings, family events, business travel, and the city's incredible free attractions. That diversity helps create a steadier stream of guests instead of relying on one short tourist season. My homes are literally booked all 12 months of the year here.

Additionally, there are still opportunities to find properties that make financial sense. When purchased in the areas guests actually want to stay at, and designed with today's travelers in mind, a St. Louis short-term rental can generate strong returns without requiring the million-dollar price tag seen in many vacation markets.

The key is knowing which properties work, and which ones don't. Not every house makes a good short-term rental, even if it's a great home for a traditional buyer.
