Selling a rental is not selling a house
The buyer, the pitch and the timing are all different. Getting those four things right is most of the difference in the final number.
They price on what the property earns, not on the kitchen. A listing written for a family buyer leaves that money on the table.
Twelve months of revenue, occupancy and average nightly rate do more for the price than any photograph. We put them to work.
A calendar with reservations on it is income the buyer inherits. Handled properly it is a reason to pay more, not a complication.
Listing before or after your season changes both the price and how long it sits. That is worth ten minutes before you commit.
What happens after you send it
- 01Send the details
The address, your timeline, and whatever you know about last year. Two minutes.
- 02We value it on the income
An STR agent who works your market reads the revenue alongside the comparable sales, because investor buyers do.
- 03You get a straight answer
Sometimes that answer is that holding another season is worth more than selling now. We will say so.
Before you send it
- Do I have to stop taking bookings?
- No. Keep renting exactly as you are. Forward reservations are usually an advantage in the sale, not something to clear out first.
- Will my property be listed publicly straight away?
- No. Nothing is listed anywhere until you say so. Plenty of these conversations end with an owner deciding to hold, and that is a fine outcome.
- What if I do not know last year’s revenue?
- Send the address anyway. Most of what we need can be pulled from the market and your listing history, and the rest can wait for the first call.
- Who actually handles the sale?
- Savvy Realty, our brokerage. Savvy STR Agents is where the market data and the agent network live; the listing agreement itself sits with the licensed brokerage. Your details go to the same team either way.
